MP Estates is an independent consultancy firm advising developers, landlords, lenders, and investors operating across the UK’s residential property market. We pride ourselves on our strong and established service and have a strong track record of finding innovative solutions for our clients.

MP Estates Director, Daniel Burke, has been involved in the property industry for over ten years. With extensive experience of advising clients on complex property transactions, Daniel decided to branch out independently and establish MP Estates, an independent company which provides a highly bespoke approach to property. Since inception, MP has advised on schemes ranging from £1,000,000 all the way up to £100,000,000.

Letting Fee Information

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord's financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract

Client Money Protection Scheme Membership details - TBC

Property Redress Scheme Membership details - TBC

 

Luton Fees

Fully managed fee:             6% + VAT of the monthly rent

Tenant find fee:                    50% of the first months rent Subject to a minimum of £400+ VAT

Rent Guarantee.                 There is No separate fee to be paid as the service provided is reflected in the rent paid to the landlord being less than the open market rent.

Sales: 0.75% of the total purchase price.
